Stuart Companies was founded in 1970 and has grown from a 150 unit property to 5000 units today. Their portfolio includes a diverse array of properties; market rate apartments and townhomes, a senior housing campus that includes Memory Care, Independent Living and Assisted Living, affordable housing, student housing and commercial.

Goal:

As a forward-thinking, energy-conscious property management company, Stuart Companies is always looking for ways to reduce energy. With over 5000 properties, utility bills can be expensive. Although they have several newly constructed facilities, they also have many facilities that were built years ago. That means the lighting per location can and does vary. That’s where Premier Lighting stepped in. As a request from Stuart Companies to improve energy efficiency, they consulted with Premier Lighting on LED solutions for their properties and in 2015 alone they retrofitted 14 multi-housing facilities to LED.

Solution:

Premier Lighting carefully analyzed the existing lighting in 14 properties and researched the best LED solution for each. As part of our mission, we strive for the optimal and practical solution for our customers, so we only recommend what we feel is best for cost and performance. In keeping with that mission, Premier Lighting determined if new fixtures were necessary or if the existing fixtures could be retrofitted to LED in all applications and provide the result Stuart Companies was hoping for. In the 14 properties surveyed, all of the common space 24/7 lighting and outdoor lighting had optimal LED solutions – both new fixtures and retrofit solutions that saved at least 50% in energy and improved light levels overall.

Results:

By retrofitting 50% of their portfolio in 2015, Stuart Companies will save over $135,000 in energy costs in 2016. In addition to energy savings, they will save over $50,000 in maintenance costs per year while improving their overall light levels by 10% or more throughout.
